BRANCH OPINION

Application of 3.2.2.45, 3.1.3.4.(1), 3.2.1.5.(2)

Scenario:

A 1-storey building contains a grocery store on its first floor and an open air storey parking garage below. The first storey of the building is classified in accordance with Article 3.2.2.45 Sprinklered.

Group E - Grocery Store "1st. Storey"
Sprinklered as per 3.2.2.45
F-2 - Open Air Parking Garage

SECTIONAL VIEW

Question:

Does the OBC require sprinklering of the parking garage?

Opinion:

NO

Reason:

Sentence 3.2.1.5.(2) exempts open-air storeys from the sprinklering/compartmentalization requirements of Sentence 3.2.1.5.(1). Although Article 3.2.2.45 requires sprinklering of the building, the sprinklering need be applied only to the first storey on account of the exemption for superimposed Major Occupancies, found in sentence 3.1.3.4. See pages 3-1 and 3-2 of the "Guide to the 1990 OBC" for further details.
