The following is a clarification of the applicability of Article 9.10.14.3 to a free-hold townhouse project.
This article states:
"Except for buildings containing 1 or 2 dwelling units only, combustible projections on the exterior of a wall that are more than 1 m above ground level, ..., and that could expose an adjacent building to fire spread, shall not be permitted.."
In free-hold townhouse projects, it is important to realise that combustible projections are not allowed if those projections could adversely impact, from a fire safety point of view, an adjacent building. Although it is true that a freehold project assumes ownership of the land as well as the structure, there is still only one building.
The exception to this would occur at a firewall location which does create two separate buildings. In this case the combustible projections would not be allowed within 2.4 m of other combustible projections associated with the adjoining building.
Similairly, if the townhouse project is located adjacent to another structure, since the townhouse building contains more than 1 or 2 dwelling units, a separation of at least 1.2 m from the end unit to the property line would be required so as not to adversely impact the adjacent building.
